Introduction of Home Information Pack (HIP)
From the 14th December 2007 all residential properties must have commissioned a Home Information Pack (HIP).
Properties which are on the market before the appropriate deadline date (i.e. 14th December 2007 for 1 and 2 bedroom properties) are exempt from providing a HIP. The packs are complied by the Sellers Estate Agent, a Pack Provider, Solicitor or even the Resident
The HIP will include the following documents;
- Energy Performance Certificate
- Sale Statement
- Standard Local Searches
- Evidence of Title
- Additional Information where appropriate, such as leasehold.
Many people do not realise that the Local Land Charge Search can be provided either by a the Local Authority or a Personal Search Agent. Make sure that you ask your pack complier for a Full Local Authority search to ensure that all the correct information is revealed on your property.
A Personal Search Agent does not get access to all of the correct information, such as road schemes, and are often supported by indemity insurance if something is missed.
Dartford Borough Council is currently responding to search requests within 2 working days and is fully electronic, accepting and receiving searches through the Internet via the NLIS (National Land Information Service) hub.
