Do I need building regulations approval?
DOES MY WORK REQUIRE BUILDING REGULATION APPROVAL?
Some building work does not require Building Regulations Approval. The
following guide will explain the types of building work exempt from the
Building Regulations.
CONSERVATORIES AND PORCHES
For a Conservatory or porch (less than 30m2) to be EXEMPT under Schedule
2 Class VII of the Building Regulations 2000 the glazing must be in comply
with Approved Document N. In order to comply glazing shown within the
shaded areas in the diagram should meet one of the following criteria.
- Break safely i.e. be toughened or laminated to BS6206, or
- Be protected i.e. be behind a robust screen which prevents a sphere
of 75 mm passing through.

- Resist impact i.e. if ordinary float glass is used it should be of a thickness quoted related to the pane size in the diagram below

Please Note:
That the addition of a conservatory may contravene Regulation B1 by affecting
the means of escape in case of fire from the building if opening windows
are required at the first floor level for escape purposes. Please consult
a professional advisor if you are unsure.
Information on House Extensions

The following extensions or building work to your house are exempt from Building Regulations.
A conservatory, porch, covered way; (Note: Any glazing in a conservatory
or porch must satisfy the requirements of Part N of Schedule 1)
or
A car port open at least two sides.
However the area of the extension must not exceed 30m2 and Planning permission
may be required.
