Category 1: Householder applications
Enlargement, improvement or other alterations to existing dwelling house:
- (a) where the application relates to one dwelling house - £150
- (b) where the application relates to two or more dwelling houses - £295
Category 2: Reserved matters Applications
Reserved matters where applicant's earlier reserved matters applications have incurred total fees equivalent to that for a full application for entire scheme - £335.
Category 3: Residential Development (Other than in Category 1)
Where the application is for Outline permission and:
- the site area does not exceed 2.5 hectares, £335 for each 0.1 hectares
- the site area exceeds 2.5 hectares, £8,285 and additional £100 for each 0.1 hectare in excess of 2.5 hectares (maximum fee £125,000)
Full application and approval of reserved matters:

£335 per dwelling house up to 50

where development exceeds 50 dwelling houses, £16,565, and an additional £100 per dwelling house (maximum fee £250,000)
Change of use of a single dwelling house to two or more dwelling houses:
- where the change of use is to use as 50 or fewer dwelling houses, £335 for each additional dwelling
- where the change of use is to use as more than 50 dwelling houses £16,565 and additional £100 for each additional dwelling in excess of 50 (maximum fee £250,000)
Change of use of property to one or more dwelling houses:
- where the change of use is to use as 50 or fewer dwelling houses, £335 for each dwelling
- where the change of use is to use as more than 50 dwelling houses £16,565 and an additional £100 for each additional dwelling in excess of 50 (maximum fee £250,000)
Category 4: Non-residential works (other than Category 7 or 16)
Where the application is for Outline permission and:

where the site area does not exceed 2.5 hectares, £335 for each 0.1 hectare

where the site area exceeds 2.5 hectares, £8,285 and additional £100 for each 0.1 hectare in excess of 2.5 hectares (maximum fee £125,000)
Full application or approval of reserved matters
- Development not involving additional floor space (includes shop fronts, perimeter fences, flagpoles, walls etc) or up to 40 sq metres - £170.
- Development exceeding 40 sq metres but does not exceed 75 sq metres - £335.
- Development over 75 sq metres but does not exceed 3750 sq metres - £335 per 75 sq metres of that area.
- Development exceeds 3750 sq metres - £16,565, and an additional £100 for each 75sq metres in excess of 3750 sq metres (maximum fee £250,000).
Category 5: Plant and machinery
Plant and machinery (including alterations and replacement).
(Cranes, hoppers, conveyor belts, radio masts.)
- where site area does not exceed 5 hectares, £335 for each 0.1 hectare of the site
- where site exceeds 5 hectare £16,565, and an additional £100 for each 0.1 hectares in excess of 5 hectares (maximum fee £250,000)
Category 6: Playing fields
Playing fields (ancillary works except new buildings). Non profit making clubs etc. - £335.
Category 7: Car parks and service roads
Car parks, service roads and other means of access on land used for the purpose of a single undertaking (incidental to the existing use of the land) - £170.
Category 8: Winning and working of minerals
- where the site area does not exceed 15 hectares, £170 for each 0.1 hectares of the site area
- where the site area exceeds 15 hectares, £25,315, and an additional £100 for each 0.1 hectares (maximum fee £65,000).
Category 9: Drilling for oil or natural gas
The carrying out of any operations connected with exploratory drilling for oil or natural gas:
- where site area does not exceed 7.5 hectares, £335 for each 0.1 hectares of the site area
- where site area exceeds 7.5 hectares, £25,000, and an additional £100 for each 0.1 hectares in excess of 7.5 hectares (maximum fee £250,000)
Category 10: The carrying out of any operations not coming within any of the above categories
- £170 per 0.1 hectare (maximum fee £1,690).
Category 11:Change of use
Change of use (other than in category 3) - £335.
Category 12: Agricultural Development
Erection, on land used for the purpose of agriculture, of buildings (other than glasshouses) to be used for agricultural purposes
Where the application is for outline planning permission and:
- the site does not exceed 2.5 hectares £335 for each 0.1 hectare of the site area
- the site area exceeds 2.5 hectares, £8,285 and an additional 0.1 hectares in excess of 2.5 hectares (maximum fee £125,000)
Full applications and approval of reserved matters
- Development involving gross floor space not exceeding 465 sq metres - £70
- Development between 465 sq metres but not exceeding 540 sq metres - £335
Development exceeding 540 sq metres but does not exceed 4215 sq metres:

£335 for first 540 sq metres and £335 for each 75 sq metres in excess of 540 sq metres.
Development exceeds 4215 sq metres:
-
£16,565 and an additional £100 for each 75sq metres in excess of 4215 sq metres (maximum fee £250,000).
Erection of glasshouses, polythene tunnels on land used for the purposes of agriculture
- Development involving gross floor space not exceeding 465 sq metres - £70
- Development where gross floor space exceeds 465 sq metres - £1,870
Category 13: Refuse and waste materials
The use of land for the disposal of refuse or waste materials, the deposit of material remaining after minerals have been extracted from land or for the storage of minerals in the open:
- where the site does not exceed 15 hectares, £170 for each 0.1 hectares of the site area
- where the site exceeds 15 hectares, £25,315, and an additional £100 for each 0.1 hectares in excess of 15 hectares (maximum fee £65,000)
Category 14: Advertisements (Display)
Advertisements displayed on business premises, on the forecourt of business premises or on other land within the curtilage of business premises, wholly with reference to all or any of the following matters:
- the nature of the business or other activity on the premises - £95
- the goods sold or the services provided on the premises - £95 or
- the name and qualifications of the person carrying on such a business activity or supplying such goods or services - £95
Category 15: Advertisements (Directions)
Advertisements for the purpose of directing members of the public to, or otherwise drawing attention to the existence of, business premises which are in the same locality as the site on which the advertisement is to be displayed but which are not visible from that site - £95.
Category 16: All other Advertisements
All other Advertisements - £335.
Category 17: Variation or Removal of Condition
Variation or removal of condition - £170.
Category 18: Determination for Prior Approval
Determination for prior approval:
- parts 6, 7 or 31 - £70
- part 24 - £335
Category 19: Discharging of conditions
Request for written confirmation of the discharge of condition or conditions attached to a grant of planning permission:
- £25 for each request that relates to a permission for a householder development
- £85 for each of all other requests relating to a permission for development
Please note: Fee paid under this regulation will be refunded if the Council fails to give written confirmation within twelve weeks, starting from the date on which the authority receives the request.
Category 20: Lawful Development Certificates
For existing use or development the same fee is payable as the planning application would be.
For proposed use or development, 50% of the fee payable for the relevant planning application.
