Online Applications submitted via the Planning Portal:

Planning applications can be submitted online via the Planning Portal. This is a quick and easy process which allows you to attached your drawings and all associated documentation. Payment for applications made via the Planning Portal must be made directly to the Planning Portal. Please note that we do not accept email copies of planning applications (with the only exception being applications that cannot be downloaded from the Planning Portal).


You are advised to use the Planning Portal to submit your applications, as any hard copies received into the Council Offices will not be processed daily, and will cause delays to your submission.


Hard Copy Applications:

Applications cannot be registered unless they are accompanied by the correct fee (if appropriate) and correct forms and plans.

Where an application is received without a fee or with an incorrect fee, the 8-week period for decisions will not begin until the correct fee is received.

ONCE AN APPLICATION IS REGISTERED, THERE IS NO PROVISION FOR THE REFUND OF FEES PAID TO LOCAL PLANNING AUTHORITIES IN RESPECT OF PLANNING APPLICATIONS.

Only ONE copy of the necessary forms are required together with ONE copy of a plan to a scale of not less than 1:100 (1cm to 1 metre) showing the proposals clearly and including, where applicable, elevations of external appearance and plan views. If you live in a Parish, you will need supply TWO copies of all documentation.

The plans should also show the site location to a scale of not less that 1:1250 indicating the position of the site in relation to the surrounding area. A separate note giving further advice on plans and drawings is enclosed.

Applications for outline permission will normally only require ONE copy of the necessary forms together with ONE site location plans (unless the application site falls within a Parish - then TWO copies are required) although the Local Planning Authority is empowered to ask for additional plans necessary in order for them to reach a decision.

PAYMENT OF FEE

Cheques must be made payable to the Dartford Borough Council.

For applications submitted directly to the Council in hard copy, payment can be made over the phone by debit or credit card during normal office hours, by calling 01322 343434

INVALID APPLICATIONS

From the 1st April 2023, there will be a fee incurred for applications registered but not made valid, and subsequently returned.  This is a fee to cover officer time and administrative costs for planning applications which are registered but not made valid in the following circumstances:

  1. If a satisfactory response to an invalid letter is not received within the 28-day expiry period;
  2. If a statutory application fee is requested to be transferred from a previous closed invalid application to a new submission;
  3. If an invalid application is withdrawn after notification that it is invalid.

The charges will be made as follows:

Householder, advertisement and similar applications:  £50  FROM 01.04.2024 - £52.50

Minor, lawfulness and similar applications:  £100                 FROM 01.04.2024 - £105

Major and similar complex applications:  £200                     FROM 01.04.2024 - £210
